An area character is a term from the German building and planning law.

The area character ("§ 34 BauGB) orients itself at the land development of the environment. The area character can be coined/shaped by different characteristics. After "§ 34 BauGB are there kind and measure of the structural use, the building method and the property surfaces, which are to be covered. Here the insertion requirement applies for the so-called insertion framework into the closer environment, to projects. That is to be pulled for the kind of the use more largely than for the measure of the use.

Formative characteristics of the neighbour land development such as roof forms and facade design, which could be also determined in the development plan, are not regulated after "§ 34 BauGB (this is tried in practice often by the planning authorities, is usually not illegal however).

The kind of the structural use is to be evaluated after the uses existing in the closer environment, it is, the area can after its characteristic to one into the BauNVO described areas (e.g. general populated area WA) be assigned. Then the appropriate paragraph of the BauNVO applies directly to the validity. This exclusively applies to the kind of the structural use!

The measure of of the structural use refers to the heights of the land development, the Kubatur as well as to the density of utilization of property (floor area and property surface covered (see also building use regulation (BauNVO)).

The building method regulates whether with spacer surface it must be built or whether buildings are to be established borderconstantly.

The property surfaces, which are to be cultivated, describe the cultivatable surfaces, here are usually the distance to the public traffic surface the criterion.

If a construction site is inhomogenous, then is possible according to much flexibility. However if a use is regarding the described criteria outliers in an area, then it is atypical and can coin/shape only then and justify thus an appropriate validity for other properties, if it dominates the environment e.g. because of its size.
